In
general
Asbestos is
a subject we hear more and more during a technical inspection or with
buying/selling houses. It is important to find out if and where there is
asbestos present for negotiations and before renovations start.
Asbestos is
a natural product and consists of small fibres. Due to useful elements like fire
resitence, hard wearing and strength of the product, asbestos was often used as
construction material. Asbestos was used in the construction of buildings from
1945 till 1994. Exposure to asbestos can be harmful for your health. This is
why the use of asbestos is now prohibited by the law. It does not mean asbestos
is an immediate danger, in some cases it is even possible to leave the asbestos
in the house/building.
Inventory
report
For
demolition and renovation work on buildings which are constructed before 1994,
it is required to have an asbestos inventory report. In order to apply for a
permit the report cannot be older than 3 years.
Keuringshuis
works with certified asbestos inventory takers and offers inventories in
accordance with SC540. This inventory will clarify the presence of
asbestos, products made of asbestos and materials/constructionparts infected by
asbestos. In doubt, the inventory taker will take samples for further
investigation. You can use this report to apply for a permit for demolition
and/or an environmental permit. If there needs to be destructive testing in
order to complete the report, this will be consulted with the client first.
“Hechtgebonden”
and not “hechtgebonden” asbestos
Asbestos
knows two different types, “hechtgebonden” and not “hechtgebonden”. Examples of
“hechtgebonden” materials are pipes, corrugated sheets, flat plates, flower
pots and windowsills. Examples of not “hectgebonden” materials are soft plates,
cord and air-places asbestos. “Hechtgebonden” materials are able to stay in a
building or a house, as long as there are no machining measures taken with the
asbestos.
Every sample taken during an inventory will be investigated with use of polarisation microscopy. This wil clarify the prescence of not “hechtgebonden” asbestos.
The costs
of a (visual) asbestos inventory till 175m2 are €495,- including VAT. In
case of a larger building or house you can contact us for a quotation. The
tariff given is including 1 sample. In case there need to be more samples
taken, the costs are €30,- including VAT for every extra sample.
Due to new
laws on January 1st of 2018, all companies have to be certified in
“Het Landelijk Asbestvolgsysteem (LAVS). For more information please visit the

To apply
for an inspection, please simply fill in the application form and we will
contact you or the Real Estate Agent to schedule an appointment. We strive is
to carry out the inspection within 4 working days. After the appointment has
been made, you will receive a confirmation by e-mail. Although we do hope to
welcome you at the inspection, it is not compulsory to be present during the
inspection.
